The Property Manager is responsible for overseeing and managing residential or commercial properties to ensure they are maintained in excellent condition and are operating efficiently. This role involves working closely with tenants, coordinating maintenance and repair work, and ensuring property regulations and laws compliance. The Property Manager will also be responsible for maximizing property value and ensuring high levels of tenant satisfaction.

Typical duties and responsibilities

• Oversee regular property maintenance and repairs, ensuring that all work is completed promptly and to a high standard.
• Act as the primary point of contact for tenants, addressing inquiries, resolving complaints, and ensuring tenant satisfaction.
• Handle lease agreements, renewals, and terminations. Ensure all lease agreements are up-to-date and compliant with legal requirements.
• Manage rent collection processes, including issuing invoices, processing payments, and following up on overdue accounts.
• Conduct regular property inspections to identify and address any maintenance issues or potential improvements.
• Advertise vacant properties, conduct property showings, and screen potential tenants to find qualified occupants.
• Prepare and manage property budgets, track expenses, and meet financial targets. Provide regular reports on property performance to the property owner.
• Coordinate with external vendors and contractors for necessary maintenance, repairs, and other services.

Required skills and experience

• Bachelor’s degree in Property Management, Business Administration, or a related field is preferred.
• Minimum 3+ years of experience in property management or a related field.
• Strong understanding of property management software, lease agreements, and local property regulations.
• Excellent verbal and written communication skills
• Strong problem-solving skills and the ability to address issues promptly and efficiently.
• Exceptional organizational and multitasking abilities to manage multiple properties or tasks simultaneously.

Nice to have/preferred skills and experience (not required)

• Professional certifications such as Certified Property Manager (CPM) or Residential Management Professional (RMP) are preferred.
• Experience with advanced property management software (e.g., Yardi, AppFolio) or accounting software.
• Experience in digital marketing and property advertising strategies.
• Fluency in additional languages can be an asset, particularly in diverse or multicultural areas.
